How Long Does it Take to Find And Buy a New Home?

February 28, 2018

If you’re planning on purchasing a new home in the future, you may be wondering how long the process will take. How much time should you leave for viewing homes. How many listed homes should you look at.

One factor that impacts the home shopping process is how clearly you know what you want. But, on average a home buyer will spend 30-60 days shopping, 14-60 days from contract to close, and likely 14-45 days or so before your first mortgage payment is due. For some prospective home buyers, the process can be extremely quick and take as little as 30 days total. For others, the shopping period alone can last months and months.

For example: If you’re certain that you want a 3-bedroom, 2-storey home in an upscale neighbourhood, then you and your Real Estate Representative would concentrate the search in your preferred area, and providing there are homes available for sale, the process should be relatively simple. And, of course you would look at homes that meet most of your criteria.

If you are not sure about the type of home you want, it may take a lot longer and probably a lot more visits to homes. Do you want a traditional Tudor, a bungalow, or a brand new contemporary 2-storey?

Do you want to buy a condominium by the lake , downtown or perhaps even in Mississauga?

If you are the kind of person who simply says “I’ll know it when I see it”, then you’ll need to look at several homes over a longer period of time. This means you will need to save time in your schedule for showings.

As your Real Estate Sale Representative, I will assist you with making a decision about what your really want to purchase. Then I will help you in your search by keeping you updated on what ‘s available for sale and which homes are worth seeing. Together, we can determine the length of time it will take to find and home and also show you ways to make the process go more quickly and smoothly.
